The Times recently published a useful roundup of development activity along the planned High Line park that runs through the West Chelsea and Meatpacking districts of Manhattan. We thought we would start off the new year with a recap of what may be in the works: new residential projects from Frank Gehry, Jean Nouvel, Robert A.M. Stern, Gwathmey Seigel, and Annabelle Seldorf among others. This once dormant elevated railway will be re-imagined by Diller Scofidio & Renfro into a corridor of public space. Developers plan to line the adjacent properties with a mix of condo and rental apartments and lofts. As these planned developments jump through various zoning, finance, and city approval hurdles, it might help to print out and save this list:
- A 20-story condo tower designed by Jean Nouvel is to be built on a parking lot at 100 11th Avenue at 19th Street. The project is a team effort by Alf Naman Real Estate Advisors and Cape Advisors. You can view 100 Eleventh Avenue by clicking HERE.
- Gwathmey Seigel & Associates has been hired by the owners of the Chelsea Market to explore the feasibility of adding residential units on top of the gourmet food shopping complex. Trust us: it's feasible.
- Related and Taconic Investment Partners plan a 23-story tower to include 200 condos and 250 rental apartments on the east side of 10th Avenue between 16th and 17th Streets.
- Robert A.M. Stern Architects has been hired to design two mixed use buildings for a huge residential project planned by Edison Properties at 10th Avenue between 17th and 18th Streets.
- One block to the north the Georgetown Company is planning a residential building by Frank Gehry to complement the Gehry office building now rising on 11th Avenue for Barry Diller's IAC/InterActiveCorp.
- On 18th Street between 9th and 10th Avenues Madison Equities is building a 12-story condo designed by Audrey Matlock. You can see it by clicking HERE..
- An 11-story residential building designed by Annabelle Seldorf is to replace a three-story warehouse on 19th Street. You can view this project by clicking HERE.
- Tamarkin Architects is planning a 12-story condo tower on the southeast corner of 10th Avenue and 19th Street.
- Leviev Boymelgreen is building a residential tower at 23rd Street and 10th, where a gas station was recently closed and torn down.
The southern end of the High Line will be anchored by Andre Balazs' Standard Hotel, the new downtown home for the Whitney Museum, and Diane von Furstenberg's new boutique/showroom space. At the northern end across 24th Street the gallery district continues to attract blue chip dealer spaces. As much of a whirlwind of change all of this is, be advised that the large pockets of subsidized city housing that exist here are not going anywhere.
